How to Effectively Work with a “Bird Dog”
Crouching in the bluff, the duck hunter releases his canine friend. On cue, the dog barks and bounds through brush and grasses, alarming wild ducks who quack and call, feathers flailing, as they’re startled skyward for the hunter.
In real estate, a bird-dog is someone who “scares up” leads for an investor. In return for referrals of potentially profitable real estate transactions, the bird dog is compensated per referral, per property purchased, or in the form of profit sharing.
Almost anyone who comes into contact with buildings can be a bird-dog. Consider the recruiting the following individuals for your bird-dog team:
Potential Bird-Dogs:
- your children or neighborhood kids
- real estate agents
- Housing Code inspectors,
- mail carriers
- taxi-drivers
- property managers
- other investors
- exterminators
- title attorneys
- divorce attorneys
- estate attorneys
- contractors
- movers
- courthouse clerks
Many of my real estate leads are referrals from bird dogs; but while it is important to cultivate referral business, it is a mistake to allow a bird dog to control negotiations. It is inadvisable, firstly, because it is not customary for a bird dog to act on behalf of an investor - exceptions would be partnership or Buyer Brokering arrangements. More importantly, bird dogs usually do not have the ability to carry out investment on their own (or they would do so.) That said, bird dogs usually would not represent your interests effectively. Except for updates, payment, or other direction from the investor, a bird dog’s involvement in the referral should end when the referral is given.
To effectively retain a bird dog, prepare a simple one-page agreement that outlines how payment will be arranged and exactly what types of real estate referrals are expected. Set regular meetings for training and reporting, if feasible. Finally, always pay your bird dog on-time and maybe even a little more than they expect; after all, you would have nothing if it were not for your bird dog.

What are some good pets for a 14 yr old who cnat have a bird, dog, cat, rat or anyhting expesive like a horse?
Gerbils are great. I have two! They are dinural, so are awake night and day. They get very excited about any new thing you put into the tank for them and will immediately explore it. You can make cardboard buildings/tunnels for them and they will love crawling into, through, over, and on them. Then they will gnaw it all up. You can house two for a $25 10 gallon set up. Gerbils are cheap too, I've never seen a pet gerbil for more than 6 bucks. They are by far the cleanest of all the small pets, so bedding is not a big expense. They live in clans and groom, nest, play together. You can house up to seven boys in one tank (five gallons of space per gerbil). They are easy to breed and both mother and father are great parents. Gerbils come in about 40 colors and varieties. They are not a big commitment as the life span is about 3 1/2 years. Gerbils are really the best rodent to have in my opinion!
